What's included in a land survey?

A boundary survey researches the deed and any prior surveys, locates the corners on the ground, and gives you a drawing showing the lines and any encroachments. Setting physical stakes or monuments at the corners, filing a plat with the county, and preparing an elevation certificate are usually separate line items — this calculator asks about them rather than assuming.

How long does a survey take?
